I want to express to you my gratitude for the very personal assistance you showed us when we were looking for property in Santa Fe.  You have obvious experience above just showing properties and your many years in national sales working with tough commercial customer’s shows.  You did a great job of getting to know what our ideal home was to look like.

When I insisted we explore homes from the listings I personally picked you spent your time without complaining, and of course with disastrous results.  That was the worst two days of our search and we had a new appreciation for the work you did in advance of any showing.  Also, working from out of town created great demands on scheduling and you were always accommodating.

The end result from your great work was a house that has now become a home.  I do not believe I would have found a property that fulfills so many expectations without your assistance.  I have now been in the home for just over 6 months.  As a second home I find it interesting that my mindset has changed so that I think of this as my true primary residence and switched expectations from my Denver home.

When I transferred to Pecos I decided that I would buy a home.  I had always rented - saving money for the down payment.  Now I had been hired for a desirable position, a position I will likely remain in for a handful of years.  As a first time home buyer I was intimidated, but the strong Santa Fe market beckoned.  I consulted with my parents and my mother strongly advised that I should find a buyer’s agent – an agent who would strictly represent me in my home purchase.  My mother convinced me by relating the terrible run around they experienced when they purchased their retirement property.  They purchased their retirement property by dealing directly with the selling agent.  My mother convinced me that I needed my own representative in the home buying process. 

The number of buyer’s agents in Santa Fe is very limited.  Perhaps less than you can count on one hand.   Two real estate brokerage house control approximately 80% of the real estate market.   It is my impression that the Santa Fe real estate establishment opposes buyer’s representatives.  They would rather retain commissions within the dominate brokerage houses.  Their opposition further convinced me that I needed a buyer’s agent.

I found Barrett “Coop” Cooper on the internet.   He reminds me a bit of my grandfather and a bit of my favorite uncle – both mavericks.  Coop is very knowledgeable and straight forward.  I felt little pressure from him throughout the process.  I was entering the Santa Fe market at the very low end.  I wanted to spend approximately $200,000.  For the first six weeks we investigated the Pecos area as I did not want to commute from Santa Fe.  Pecos homes failed to meet expectations.  In fact virtually all the homes I considered are still for sale or they have become rental properties.  After coming to this realization I moved the search to Santa Fe.  For three weeks we looked at numerous homes, town homes, and condominiums.  Coop taught me what value is in the Santa Fe market.  When the right town home came up for sale we jumped on it.  Not surprisingly the home was listed by one Santa Fe’s two dominate agencies.  I purchased the home at $9,500 under asking price.  A similar town home on my block was recently offered at $99,000 over what I paid.

As I look back on the homes we visited I realize that I chose the best.  But in addition to my comfortable home I have gained friends.  Coop and his gracious wife Dee have treated me as family.   They have had me over to their home for dinner numerous including Thanksgiving.  Coop and Dee have made me feel at home in Santa Fe.  Securing Coop as my agent was a wise choice.
